Homes and commercial buildings

Most of our calls are houses. A leak over the kitchen, hail on the back slope, a roof that's just old. We also take on commercial and multi-family roofs, and the people who manage them: property managers, HOA boards, building owners.

Same process on both. Someone looks at the whole roof first, then you get a written scope and price.

Why the inspection comes first

A roof quote from the driveway is a guess. A guess is how a repair turns into a replacement you didn't need, or how a leak gets patched twice.

So we go up. Every slope, the flashing around the chimney and vents, the valleys, the pipe boots. Then you get the photos, and a price in writing. You decide from there. No pressure on the phone, no sign-tonight deal.

Does the roof inspection cost anything?

No. The roof inspection is free and there's no condition attached to it. Someone comes out, gets on the roof, checks every slope and sends you the photos the same day. If the roof needs work, you get a written price. If it doesn't, you get the photos and that's the end of it.

How fast can someone come out?

Call (210) 760-2828 or send the form and the office will call or text to set a day and time. If water is coming into the house right now, call the 24/7 emergency line at (210) 788-1593 instead. A tarp can go on the leak first, and the full inspection happens once the roof is safe to walk.

Do you repair roofs, or only replace them?

Both, and repair comes first when a repair will fix it. A lot of leaks come down to one slope, a bad pipe boot or lifted flashing. The written estimate says repair when that's the case. Replacement only gets written up when the roof is at the end of its life or the damage is across the whole roof.

What kinds of roofs do you work on?

Shingle, asphalt, shake and metal on homes. TPO single-ply, standing seam metal and built-up roofs on commercial and multi-family buildings. If your roof is something else, call and ask. We'll tell you straight on the phone whether it's something we do or not.

Do you work on commercial buildings?

Yes. Commercial and multi-family roofing is part of what R3 Group TX does, including work for property managers and HOA boards.
