Commercial roof systems we install and repair
- Single-ply TPO. The white membrane roof on most newer flat and low-slope buildings.
- Standing seam metal. Long metal panels with raised seams, on sloped commercial roofs and some multi-family.
- Built-up roofing (BUR). Layered asphalt and felt, often with a gravel top, on older flat roofs.
- Shingle and metal on multi-family. Apartment and townhome buildings with pitched roofs run like a large residential job.

Who we work with
Building owners, and the property managers and HOA boards who look after buildings for them. Multi-family communities, offices, retail and warehouse space. If you look after more than one building, the inspection and the written scope come in a form you can take to your owner or board.

How a commercial job runs
- Site visit. Someone walks the whole roof: seams, flashings, drains, penetrations, parapet walls, and the ponding spots.
- Photos. You get them the same day, labelled by area, so a board or owner who wasn't there can follow along.
- Written scope and price before any work. Repair where repair is right. Replacement when the membrane or system is done. Phasing if the budget needs it.
- Scheduling around the building. Tenants, deliveries, business hours, parking. The schedule gets agreed before the crew shows up.
- The work, then a walk-through. Debris out, drains clear, a final walk with you.

Storm and emergency work on commercial buildings
Hail and wind hit flat roofs too. Punctured membrane, lifted seams, bent coping. After a storm the inspection takes in all of it and you get the photos and a written estimate. If the roof is open and taking water, the 24/7 emergency line is (210) 788-1593 and the tarp or temporary seal comes first.

FAQ
Questions people ask
Do you work on flat roofs?
Yes. TPO single-ply and built-up roofing are the two flat and low-slope systems we install and repair, and standing seam metal for sloped commercial roofs. The inspection checks seams, flashings, drains and the spots where water ponds. You get photos the same day and a written scope before anything starts.
Can you repair a commercial roof instead of replacing it?
Often, yes. Lifted seams, failed flashing around units and penetrations, and punctures can be repaired if the rest of the membrane is sound. The written scope says repair when that's the case. Replacement is written up when the system as a whole is at the end of its life, and the photos show why.
Do you work with property managers and HOA boards?
Yes. A lot of commercial and multi-family work comes through managers and boards who need something they can hand to an owner or vote on. The inspection photos are labelled by building and area, and the scope and price are in writing. Phased work is an option when a budget has to be spread out.
Can the work be done while the building is occupied?
In most cases, yes. The schedule gets agreed before the crew arrives: which days, which hours, where the equipment and dumpster sit, how tenants and deliveries get in and out. Noise and smell from some systems are real, so we'll tell you what to expect so you can tell the people in the building.
Do you handle storm damage on commercial roofs?
Yes. Hail punctures membrane and dents metal, and wind lifts seams and coping. After a storm, someone walks the whole roof, photographs the damage and writes an estimate for repair or replacement. If the roof is taking water now, call the 24/7 emergency line at (210) 788-1593 and a temporary seal or tarp comes first.
