When replacement is the right call

A roof needs replacing when the problems are everywhere, not in one spot. Shingles cracking and curling across every slope. Grit gone from the surface so the mat shows through. Hail hits on all sides. Leaks in more than one room. Repairs that keep coming back.

If that's not your roof, you don't need this page. You need a repair. The inspection is how we find out, and the written estimate says which one it is.

Roof types we install

  • Shingle roofs. The most common roof on a San Antonio house.
  • Asphalt roofs.
  • Shake roofs.
  • Metal roofs. Including standing seam.

Commercial systems (TPO, standing seam metal, built-up) are on the commercial roofing page. Material brands and options get written into your estimate so you can compare.

How a roof replacement runs

  1. Call or send the form. Someone from the office calls or texts to set a day and time.

  2. Someone gets on the roof. Not a drone shot from the street. A person walks every slope and looks at the flashing, the vents, the valleys and the pipe boots.

  3. You get the photos the same day. You see what we saw. Nothing is described to you that you can't look at yourself.

  4. The price comes in writing before any work starts. If a repair will fix it, the estimate says repair. Replacement only gets written up when the roof needs it.

  5. Scheduling. Once you say go, the office sets the install date and tells you what to expect: when the crew arrives, where the dumpster goes, roughly how long it takes.

  6. Tear-off and inspection of the decking. The old roof comes off. Rotten or soft decking gets flagged and photographed before it's replaced, and the estimate already tells you how that's priced.

  7. Install. Underlayment, flashing, the new roof, ridge and vents.

  8. Cleanup and walk-through. Magnet sweep for nails, debris hauled, then a walk around the house with you.

What you get in writing

The estimate lists the roof type, the materials, what's included (tear-off, underlayment, flashing, vents, disposal), how decking repairs are priced if any are needed, and the total. You keep the inspection photos too. Nothing starts until you've seen all of it and said yes.

Repair first, if a repair will do

We write up replacements when a roof needs one. We don't write them up because they're bigger jobs. If the inspection finds a single bad slope and a sound roof around it, the estimate says repair. That's the rule on every roof.

FAQ

Questions people ask

How do I know my roof actually needs replacing?

You'll see it in the photos. Replacement is the right call when the wear or damage is across the whole roof: shingles cracking on every slope, grit gone, hail hits all over, leaks in more than one place. If the problem is in one area and the rest is sound, the estimate says repair instead. Someone walks every slope before that call is made.

How long does a roof replacement take?

Most houses are done in one to two days once the crew starts. Bigger or steeper roofs, metal roofs and decking repairs add time. The estimate gives you the expected length for your roof. Rain can push the start date, and if it does, the office tells you before the day, not on it.

What happens if you find rotten decking under the old roof?

It gets photographed and shown to you before it's replaced. Decking can't be seen until the old roof is off, so the estimate tells you up front how any decking repair is priced. You're never handed a surprise number at the end. The photos go in your file with the rest of the job.

Can I stay in the house during the work?

Yes. It's loud, and things on the walls can rattle, so take pictures and mirrors down in rooms under the roof. Keep kids and pets away from the work area and the dumpster. Cars should be out of the driveway so the crew can load and so nothing lands on them. That's about it.

Do you install metal roofs on houses?

Yes. Metal, including standing seam, is one of the roof types we install on homes along with shingle, asphalt and shake. The estimate spells out the panel type and finish. If you're weighing metal against shingle, the inspection visit is a good time to ask, and you'll get a written price for the option you choose.
