Roof Repair in San Antonio, TX
A leak doesn't always mean a new roof. Someone gets up there, finds the cause, sends you the photos and writes up the repair.

What a roof repair is
A roof repair fixes the part of the roof that's failing and leaves the rest alone. One slope of hail-hit shingles. A pipe boot that cracked in the sun. Flashing around the chimney that pulled away. A valley where the shingles wore through.
It's the right call when the rest of the roof still has life in it. It's the wrong call when the whole roof is at the end, because you'd be paying to patch something that's going to leak somewhere else next year. The inspection is how we tell the two apart, and the written estimate says which one you've got.

Signs your roof needs a repair
- A brown stain on a ceiling or at the top of a wall.
- Shingles in the yard after a windy night, or bare spots you can see from the street.
- Shingle grit piling up at the bottom of the downspouts.
- Daylight showing in the attic, or damp insulation.
- Metal flashing lifted around a chimney, skylight or vent.
- Water showing up inside only when the rain comes from one direction.
Any one of these is reason enough to get the roof looked at. None of them tells you how big the fix is. That takes someone on the roof.

How the repair process works
- Call or send the form. Someone from the office calls or texts to set a day and time.
- Someone gets on the roof. Not a drone shot from the street. A person walks every slope and looks at the flashing, the vents, the valleys and the pipe boots.
- You get the photos the same day. You see what we saw. Nothing is described to you that you can't look at yourself.
- The price comes in writing before any work starts. If a repair will fix it, the estimate says repair. Replacement only gets written up when the roof needs it.
For a repair, the estimate lists what's being replaced, where on the roof it is, and the price. You'll have the photos to match it against.

Common repairs we do
- Replacing missing, cracked or hail-hit shingles on one slope or one section.
- Resealing or replacing pipe boots and vent flashing.
- Step flashing and counter flashing at chimneys and walls.
- Valley repairs where water runs hardest.
- Ridge cap replacement after wind.
- Nail pops and exposed fasteners on metal roofs.
- Skylight flashing.
Shingle, asphalt, shake and metal roofs on homes. Repairs on TPO, standing seam and built-up commercial roofs are on the commercial roofing page.

What you get in writing
A written estimate before any work starts. It names the problem, the fix, the materials and the price. You also keep the inspection photos. If the roof needs more than a repair, the estimate says so and explains why, and you'll have the photos to see it for yourself.

FAQ
Questions people ask
How do I know if I need a repair or a whole new roof?
You usually can't tell from the ground, and neither can we. That's why someone gets on the roof and checks every slope. If the damage or wear is in one area and the rest of the roof is sound, the estimate says repair. If the shingles are failing everywhere, it says replacement, and the photos show you why.
Can you find a leak if I don't know where it's coming from?
Usually, yes. Water rarely drips straight down from the hole. It runs along decking and rafters first, so the stain on the ceiling is often a few feet from the real entry point. The inspection follows the water back uphill, checks the flashing and penetrations above the stain, and photographs what it finds.
Will a repaired section match the rest of the roof?
We match the shingle type and color as closely as we can. On an older roof the new shingles may look a shade different at first because the old ones have faded in the sun. That difference softens over time. The estimate tells you what shingle is being used so there are no surprises.
How long does a roof repair take?
Most single-area repairs are done in part of a day. A pipe boot or a run of flashing is quick. A full slope of shingles takes longer. The written estimate gives you the expected time for your job once the inspection has shown what's needed. Weather can move the date, and we'll tell you if it does.
Do you repair metal roofs?
Yes. Common metal roof repairs are exposed fasteners that have backed out, sealant that's dried up at seams and penetrations, and panels bent by wind or debris. Standing seam and other metal systems on commercial buildings are listed on the commercial roofing page. The same rule applies: someone looks first, then you get a written price.
What if the inspection finds nothing wrong?
Then you get the photos and that's it. No charge, no estimate, nothing to sign. Sometimes a stain turns out to be a plumbing or AC condensation issue rather than the roof, and we'll say so. We'd rather tell you the roof is fine than sell you a repair you don't need.
